Landlords Insurance Frozen Pipes
Northern Ireland Temeratures. There is a danger that the falling temperatures will lead to tanks and pipes bursting this will undoubtedly be detrimental to your buy-to-let property

There are a number of reasons why pipes and tanks burst. This could be down to freezing water in the pipes during cold snaps, the age of the pipes, or just general wear and tear.

Recently temperatures have dropped below -10 in some places of Northern Ireland. It is essential as a Landlord to have the right level of Landlords insurance in place should the worst happen.

Burst water pipes not only result in stress and hassle for you and your tenants but can also have an adverse impact on your rental property and neighbouring properties.

Burst pipes can cause;
• Structural damage to your property and neighbouring property
• Cosmetic damage to your buy-to-let property and neighbouring properties
• Expense, e.g. repair and restoration work, relocation of tenants
• Stress and hassle for landlord, tenants and neighbours
• Loss of rental income

Simple preventative measures by you or your tenants will reduce the likelihood of pipes bursting.

• During prolonged cold periods ensure the central heating system is kept on, cold taps are running and the outside tap is drained.
• Lag and insulate pipes.
• Set the central heating to come on a few times every day throughout the day and night.
• Keep garage doors closed if there are water supply lines in the garage.
• Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing.
• Drain the cold water system if the property is going to be vacant.

What to do if your pipes burst?
Turn the water supply off at the main stop cock to reduce any damage to your property.
