Should I have landlord insurance on my property?

These are questions that you really should know the answers to. In this article I will talk about how landlord insurance can help you correctly protect your assets.
If you do not have it already in place for your buildings and contents then you are already taking unnecessary risks.

We were recently approached for help by someone who had taken out insurance on their buy to let property (not with us I hasten to add). Having had the policy in place for two years the tenant reported a leak in the shower had gone downstairs to the living room ceiling, the estimated cost for repairs was £2500. When they informed the insurer the claim was flatly refused as they had ‘residential insurance’ on their property and had never checked their documentation. This was a very costly mistake!. Unfortunately for this person they had to cover 100% of the repair out of their own pocket. However, if they had insured the property with landlord insurance then the insurer would have covered the cost of the repair less any excess.

What does Landlord insurance cover?
Landlord insurance will cover a building and or its contents that a tenant is renting. The amount of cover and exactly what is covered will depend on what level of cover you have selected on your policy. As an example some landlord insurance policies only cover damage that is caused to the outside of a building. This would fall short of most landlords requirements. Whilst it is important to have landlord insurance in place it’s equally important to ensure that you have enough cover in place.

I believe that the most important thing is to seek advice from a professional as there are many different levels of cover and you need to be very careful that you have selected the cover that suits your property or indeed your portfolio.
